A 620 credit score, $15,000 saved, and a $300,000 home can lead to two very different mortgage paths. That is why FHA versus conventional requirements should not be treated like a quick credit-score comparison. The better fit can change based on your down payment, monthly payment tolerance, property condition, debt-to-income ratio, and how long you expect to keep the loan.
The fast answer: FHA is often more forgiving on credit and documented financial history. Conventional can be stronger for borrowers with solid credit, a manageable debt load, and a plan to build equity without long-term mortgage insurance. The actual answer requires running both side by side before you commit.

FHA versus conventional requirements at a glance
FHA loans are insured by the Federal Housing Administration. Conventional loans follow guidelines set by the conventional mortgage market, commonly tied to Fannie Mae or Freddie Mac standards. Both can finance a primary residence, but they evaluate risk differently.
| Requirement | FHA | Conventional |
|---|---|---|
| Minimum down payment | 3.5% with a 580 FICO score; 10% may apply from 500-579 | Often 3% for eligible first-time buyers; 5% is common in other scenarios |
| Credit flexibility | More forgiving of lower scores and some past credit events | Usually rewards stronger scores with more favorable mortgage insurance pricing |
| Mortgage insurance | Upfront and annual mortgage insurance premiums generally apply | Private mortgage insurance may apply below 20% down and can generally be removed later |
| Property standards | Appraisal includes FHA minimum property requirements | Appraisal focuses on value, marketability, and condition standards |
| Loan limits | County-specific FHA limits apply | 2026 baseline conforming limit is $806,500, with $1,209,750 in high-cost areas |
The table gives you the framework, not the approval. A mortgage broker still has to look at income, liabilities, assets, occupancy, the property, and the complete credit profile. A lower minimum score does not automatically make FHA cheaper, and a 3% conventional down payment does not automatically make conventional easier.
A worked $300,000 purchase example
Here is real math using a $300,000 purchase price. This example excludes closing costs, prepaid taxes, insurance, interest rate, and monthly payment because those depend on the specific file and market terms.
With FHA at 3.5% down, the down payment is exactly $10,500. The base loan amount is $289,500. FHA’s 1.75% upfront mortgage insurance premium is $5,066.25, calculated as $289,500 multiplied by .0175. If financed, the starting loan balance becomes $294,566.25.
With a conventional loan at 3% down, the down payment is exactly $9,000. The starting loan amount is $291,000. That is $1,500 less cash down than the FHA example, but the conventional loan begins with a balance that is $5,433.75 lower because there is no FHA upfront mortgage insurance premium financed into it.
That does not make conventional the automatic winner. Conventional private mortgage insurance can be more expensive with a lower score, while FHA annual mortgage insurance may produce a better total payment for a borrower rebuilding credit. The point is simple: compare total cash needed, financed balance, monthly payment, and the likely exit strategy for mortgage insurance.
Credit score is only the first filter
FHA’s published floor can be as low as 500 with 10% down, while a 580 score can qualify for the 3.5% minimum down payment. Individual program rules and file quality still matter. Recent late payments, collections, bankruptcy, foreclosure, and debt levels can affect what is possible.
Conventional financing typically becomes more competitive as your score rises. A borrower with a 740 score, stable income, and 5% down may find conventional mortgage insurance substantially more attractive than FHA’s ongoing structure. A borrower at 620 with a thin credit profile may find FHA offers a more practical route.
Before applying everywhere and collecting hard inquiries, start with a NoTouch Credit Pull. It is a soft pull pre-approval built around a soft credit pull, with no hard inquiry, no credit hit, and no impact on credit score. MortgageByText can use a NoTouch Credit Pull to help you compare directionally before a full application requires the next level of review.
Down payment assistance can change the answer
Do not assume FHA is the only choice when cash is tight. Some conventional programs permit low down payments, and down payment assistance may work with qualifying FHA or conventional structures depending on the program and location.
For example, Dynamo DPA can provide 2.5% or 3.5% assistance for eligible buyers with a 580 FICO score and no income limits for first-time buyers. Turbo DPA offers 3.5% or 5% assistance for eligible buyers with a 600 FICO score, up to 101.5% combined loan-to-value, without a first-time buyer requirement.
Assistance is not free money in every case. It can affect the rate, repayment terms, lien position, or total cost. The right comparison is not simply “How much cash do I need this week?” It is “What does this option cost over the period I realistically expect to own the home?”
Property condition can decide the loan type
FHA appraisals have health, safety, and security standards. Peeling paint on an older home, missing handrails, roof concerns, damaged flooring, or certain electrical issues can trigger repairs before closing. That can protect buyers, but it can also frustrate a seller who wants a quick, clean transaction.
Conventional appraisals are not inspection waivers, and a conventional property still needs to meet applicable condition standards. But conventional financing can be less restrictive on certain repair-related issues. If you are buying a home with cosmetic wear or a seller who will not make repairs, conventional may provide a cleaner route if the rest of your file supports it.
Rocket Mortgage, Movement Mortgage, or a broker comparison?
Large branded mortgage companies can offer digital applications and recognizable advertising. A broker comparison is different: the job is to test available program fits and pricing rather than push one institution’s menu. For FHA versus conventional requirements, that matters because the best result often comes from comparing both structures with the same purchase price, income, credit profile, and expected time in the home.

When FHA usually deserves the first look
FHA deserves serious consideration when your credit score is lower, your credit history is still maturing, or conventional mortgage insurance makes the payment less workable. It can also be useful when a gift for the down payment is part of the plan and the property meets FHA standards.
FHA may be less appealing if you have strong credit, can qualify conventionally, and expect to remain in the home long enough that removable private mortgage insurance creates meaningful savings. Refinancing out of FHA later is possible, but it should not be your only plan for controlling long-term cost.
When conventional often wins
Conventional often wins with stronger credit, especially when you can put 5% or more down and qualify for favorable private mortgage insurance. It can also be the better fit for higher loan amounts, homes with repair concerns, buyers purchasing a second home or investment property, and borrowers who value a future path to cancel mortgage insurance.
The right answer is not FHA good, conventional bad, or the reverse. It is a file-specific decision. Compare the numbers before making an offer, not after you are under contract and negotiating against a deadline.
FAQs
Is FHA easier to qualify for than conventional?
Often, yes. FHA generally permits lower credit scores and can be more flexible with certain credit histories. But income, debt, assets, appraisal results, and program rules still determine approval.
Is a 3% conventional down payment better than 3.5% FHA down?
Not automatically. The conventional option uses $1,500 less down on a $300,000 home, but its mortgage insurance and approval standards may differ. Compare the full payment and total cost.
Can FHA mortgage insurance be removed?
For many FHA loans with less than 10% down, annual mortgage insurance remains for the life of the loan unless you refinance, sell, or pay off the mortgage. Conventional private mortgage insurance can generally be canceled when equity requirements are met.
Does FHA allow gift funds for the down payment?
Yes, FHA generally allows eligible gift funds. Documentation is required to show the source and transfer of the gift.
Can MortgageByText check FHA versus conventional without hurting credit?
MortgageByText offers a NoTouch Credit Pull for an initial soft pull review. It is designed to provide direction without a hard inquiry or credit-score impact before you choose the next step.

A good mortgage choice should feel clear before it feels urgent. Text the purchase price, estimated credit range, income, and cash available, then compare the actual FHA and conventional numbers before you fall in love with the house.
